We will provide several options for your Community to reduce expenses.
In the same way, we will request several budgets for the execution of works or repairs that your Community may need and we will constantly monitor delinquency during the year to avoid it as much as possible.

ADMINISTRATIVE MANAGEMENT
The community must hold an annual meeting, we will prepare the call, we will write the points to be discussed and a meeting will be held in person or through platforms that facilitate online meetings.
Every year we will review the policies that the Communities have contracted to guarantee that they obtain the maximum possible coverage.
We will prepare a budget for each financial year and we will take care of issuing the receipts for provision of funds and spills.
We will take care of paying the suppliers and employees who request us, in addition to the processing of taxes if necessary.
LEGAL ADVICE
We work with different law firms in order to provide the best legal advice.
We will advise you on the obligations and rights you have in your Community.
We can carry out the constitution and drafting of the statutes of the Community.
We will apply and adapt the current legal regulations to the Community.
We will make legal claims.

MAINTENANCE AND REPAIRS
We will request budgets for repairs or maintenance, we will monitor them and when possible, a comparison will be made.
We will ensure that the Finca has preventive controls to confirm the good condition of the Community.
We will carry out a follow-up of the incidents until their final resolution and always in close collaboration with the Presidents of the Estates.

PROPERTY ADMINISTRATION PRICES
The fees for the Community Administration service are determined by the number of departments that each property has, such as the premises, the flats and the parking spaces. They will also be taken into account if the Community has a concierge, a swimming pool or community area or garden in addition to the number of elevators or community services such as heating.
We do not apply a standard rate. Our fees are adapted to each community of owners. The indicative monthly price ranges from €6 to €10 per entity.
VERTICAL MANAGEMENT

ASSET COMMUNITIES AND ASSET MANAGEMENT

RENTAL MANAGEMENT FEES
The rental management and administration fees range between 4% and 5% of the monthly income generated by the rentals we manage. We discount our rates in the monthly liquidation of each owner.
REAL ESTATE INTERMEDIATION
